I'm a first-time buyer and don't know where to start. What's the first step?
A free, no-pressure phone call. You tell me your goal and your worries, and I give you an honest read on where you stand. From there we build a step-by-step plan: what to save, which debts to tackle first, and any credit steps that can help before you ever apply.
I'm self-employed and my tax returns show low income. Can I still qualify?
Very possibly. Bank statement and Non-QM programs look at your real cash flow instead of only what's left after write-offs. Being your own boss should not work against you, and for many of my clients it doesn't have to.
My loan stalled or was denied with another lender. Can you help?
Bring it to me for a fresh look, at no cost. I have taken over deals in trouble and still gotten them to close, often in days. The earlier you call, the more options we have.

How much down payment do I really need?
Often less than people assume. VA loans offer zero-down financing for eligible borrowers, FHA allows lower down payments, and state assistance programs like GSFA and CalHFA can help bridge the gap for buyers who qualify. We look at your numbers and find the path that fits.
